Around 86% of the Italian residential stock has been built before 1990, i.e. before the enforcement of the first effective and comprehensiveregulation about the reduction of energy consumption. As a consequence, this stock is highly energy-consuming and needsretrofitting actions in order to increase its energy efficiency.The present study focuses on the energy retrofit of apartment blocks built in Italy between 1950 and 1990, since they represent asignificant share of the current residential stock (nearly 60%) and they are generally well-suited for recladding interventions thatallow increasing the thermal resistance of the building envelope as well as the installation of PV panels on façades. To thispurpose, three apartment buildings located in southern Italy (Catania) have been selected as case study in order to evaluate theenergy demand before and after the energy retrofit intervention, as well as the cost of the intervention and the payback time ofthe investment. The retrofitting measures adopted are: external insulation of the building envelope, including windows; installationof a modular façade system, consisting of PV and cladding panels; replacement of the old heating systems with air-waterreversible heat pumps; installation of solar thermal collectors on roofs. The above mentioned measures allow reaching a paybacktime ranging around 12 years, which will be reduced up to 7-9 years if taking advantage of the fiscal incentives currently availablein Italy.
