This paper presents an innovative approach to the recovery and management of existing buildings using BIM-based strategies, specifically applied to multifunctional cultural centers. The methodology integrates Building Information Modeling (BIM) with advanced generative design techniques to optimize the repurposing of an existing building. In accordance with the guidelines of the European Commission, the basic idea of this study is to implement the project and enhance building management using a parametric and adaptive approach, thereby improving the building's sustainability and functionality. The research highlights the development of a detailed BIM model that includes historical data, architectural elements, and structural components, facilitating a comprehensive reuse plan. The case study of "Ex Cinema Santa Barbara" demonstrates the practical application of this approach. By leveraging BIM and generative design tools, the project optimizes space utilization and introduces interactive, immersive environments suitable for various cultural activities. The automated management system developed in this project utilizes sensors and Dynamo scripts to control environmental conditions and building systems, ensuring both energy efficiency and user comfort. This study underscores the potential of BIM-based methodologies in pre-serving buildings while adapting them to modern requirements. The results indicate significant improvements in process efficiency, management, and sustainability, providing a valuable framework for future reuse and management projects.
