The presence of large disused buildings, often very numerous also within the historic town centres and not always of considerable architectural value, is a common characteristic of many Italian towns. The final aim of the research regards the development of a methodology of intervention relating to the sustainable recovery and reuse of disused urban non-residential buildings to allocate university residences. This method provides the identification of the requirements and performance, in terms of accessibility, safety, comfort and sustainability, that the buildings should ensure for their reuse. A first application of this method referred to a building realized with traditional construction techniques, already destined to cinema, located in a district next the historical centre of Catania, which is proposed to reuse as university residence through the design of rehabilitation interventions. The proposed approach applies dimensional standard for university residences and environmental sustainability principles focussing on the integration between functional recovery of the building and improvement of its energy performance and static safety.
La presenza di grandi edifici dismessi, spesso molto numerosi anche all'interno dei centri storici e non sempre di notevole valore architettonico, è una caratteristica comune di molte città italiane.L'obiettivo finale della ricerca riguarda lo sviluppo di una metodologia di intervento relativa al recupero sostenibile e il riutilizzo di edifici urbani non residenziali in disuso per ubicarvi residenze universitarie. Attraverso questa metodologia è possibile individuare i requisiti e le prestazioni, in termini di accessibilità, sicurezza, comfort e sostenibilità, che gli edifici devono garantire per il loro riutilizzo.La metodologia è stata applicata a un edificio realizzato con tecniche costruttive tradizionali, già destinato a cinema, che si trova in un quartiere vicino al centro storico di Catania, e che si propone di riutilizzare come residenza universitaria attraverso la progettazione di interventi riabilitativi. Vengono adottati gli standard dimensionali per le residenze universitarie e i principi di sostenibilità ambientale incentrati sull'integrazione tra recupero funzionale dell'edificio e miglioramento delle prestazioni energetiche e della sicurezza statica.
