Nowadays, needs related to environmental sustainability lead to prefer building renewal rather than constructing from scratch. Such interventions obviously include the redevelopment of energy properties. However, not always this redevelopment is conceived and designed in the most sustainable way. The present study aims at an analytical assessment of environmental impacts caused by major processes of energy retrofits, especially those that are more "driven". For this purpose, interventions needing energy upgrading were first identified, then some analyses comparing the different solutions were conducted. The results were developed and applied on a building of the '80s, for which, after conducting an economic and energy evaluation of the intervention, the environmental impact assessment using LEED was carried out, comparing the different scenarios. Thus, it was possible to shed light on the actual benefits and real impact of the different intervention solutions. The study made it possible, among other things, to grasp some limits that, to date, the Protocol has concerning this type of applications.
